Rent increment for tenants after 5 years in Dubai

Inhabitants of Dubai are confronted with a sudden and unexpected rent hike request after almost 5 years. However, they should not freeze hearing the news. Checking of the  RERARent Index should be done prior to panicking about it to confirm whether the landowner is justified in requesting an increment.

The Corporate and Commercial Associate at the Law firm TLG ShishiraJohny said that the property managers may build at lease just to levels as recommended by the Law and they are dependent on the prerequisites set by RERA (Real Estate Regulatory Agency).

To understand better about this, let us take an example- The property manager or landowner is inside his privileges to request an expansion of up to 10 percent on recharging if the prevailing rent being paid is 21 to 30 percent below the normal in a specific local area or neighboring areas. In the same way, the proposed climb can go up to 15 percent in the event that the current lease is 31 to 40 percent lower than the current rates.

The RERA List Record is as yet the best benchmark for tenants, as for the present, to ensure that they are not confronting baseless requests and demands. Presently the Index or  Record gives a broad average of rents inside of some of Dubai’s well-known and arising neighborhoods. Over the most recent four years, the Index has not been a focal factor in light of the consistent decrease in the rents, with 2020 seeing drops of more than 10 percent in certain spaces.

However, Dubai’s property market is beginning to see more activities. Eventually, this ponders the rents as well which is the reason the Index is again prone to figure conspicuously.

Are rents firming up?

Tenants in a portion of the upscale neighborhoods of Dubai – the Marina, Downtown, and Business Cove – are indeed hearing discussion about likely increments when their next agreements are expected. A few structures inside these spaces have certainly seen increments or interest for a climb, particularly for duplex and three-room units.

A few inhabitants have revealed being approached to pay 20-25 percent more than they are at this moment… despite the fact that those regions are yet to perceive any increments on the RERA Lease File.

That being said, inhabitants have different rights they can work out. PrathyushaGurappu, Head of Exploration and Warning at the property consultancy Center said “In case the landlord wants to increase, he will have to serve sufficient notice”. The notification period must be not under 90 days before the date on which the rent terminates.

“The greater part of the setup manor areas in Dubai are now seeing rent adjustment… or lease recuperation.”

That is the point – up until now, lease increments, assuming any, are bound to upscale areas and structures. As indicated by market sources, this is for the most part determined by existing inhabitants needing to move to greater premises or neighborhoods with more open spaces and conveniences.

Eventually, rents in the remainder of the city could balance out… or make their first increments since 2016. “This will be the point at which the work market sees a full recovery and where new positions are made,” said an industry source. “Up until this point, that is not the situation. Neighborhood organizations and associations are still overall expectation on saving expenses.”
